How do you find prospects?
- Set Geolocation
Select the leases tab and from the drop-down menu navigate to the New York City market. From the submarkets tab let’s select Madison Avenue, Fifth Avenue, Sixth Avenue, and Park Avenue submarkets. This way we narrowed down our search to 8,500 leases.
- Select Filters
On the left side of the menu click more filters and set the expiration date between March 1st, 2021, and August 1st, 2022. Then choose Bank and Financial Services under the tenant industry tab. This way we narrowed down our search to approximately 300 results.
- Find Comps
Let’s take Integrated Holding Group comp as an example. For this deal we have transaction SQFT, starting rent, free rent, rent schedule, and more. You can see the tenant and landlord information in addition to the building details.
- Evaluate Property Report
In this building, we have almost 100 office and 4 retail leases. From the property report, you can navigate to the competitive building set and see market starting rents for similar buildings. With this information, you will be able to give your prospects meaningful insights on recent leases signed in their property and similar buildings with rent comparable to theirs.
