Background & Experience

Ilmar Kalviste joined NAI Capital in 2023 and serves as a Vice President.  He delivers investment & development advice, transaction execution, and leasing services to owners, investors and tenants engaged in selling, buying, financing, leasing and developing retail and commercial real estate. 

He has over 15 years of experience in transaction management, asset management, development and in retail shopping centers, malls & airports and multi-family assets.

As an experienced owner, developer, project manager, property manager and vacation rental business manager of his own properties, Ilmar understands the complexities of asset & transaction strategies first-hand.

Prior to joining NAI Capital, he was a Director at Shapell Properties where he oversaw their Orange County, CA commercial portfolio consisting of over 1M SF with responsibilities including transaction management, asset management, leasing and development (including entitlements).  Highlights include:

  • Completed a $9M remodel for The Village at Eastlake in Yorba Linda within budget which helped support an occupancy increase from 80.0% to 94.2 % post remodel 
  • Driven by the impact of Covid, created a leasing strategy and repurposed multiple buildings while negotiating numerous new leases increasing occupancy at Aliso Village in Laguna Niguel from 77.2% to 98.1% 

Ilmar also worked at Macerich and United Airlines where he led development efforts of United Airlines commercial portfolio in its airport terminals and received over 1 billion media impressions in a $120M high-profile development in United’s Newark airport terminal.  Highlights include:

  • Re-tenanted over 30 spaces creating a high-end retail strategy resulting in a guaranteed initial 25% increase in the property’s NOI
  • Implemented innovative redevelopment initiatives such as installing iPads for retail & food purchases across terminals and oversaw the buildout of 17 retail tenants in a ground up airport terminal development
