Scope of Service Experience

Our dual focus is both tenant representation for leasing transactions and investment sales, primarily in Manhattan. We serve clients beyond traditional relocation activity. Mergers, acquisitions, down-sizing may threaten a client's current real estate status. In such cases, we may negotiate or renew a lease, evaluating the most financially effective disposition of space. Our team's customized approach, extensive knowledge of investor and property portfolio, established relationships of trust with owners and agents, targeted property analysis and relevant market research generate favorable outcomes for our clients.

Transaction History

418 Lafayette Street/726 Broadway is located in a M1-5BZoning District which is restricted to museums, artistic and not for profit ventures and medical labs. A university, college or professional school is considered a UG 3A. In 1987 Diana had installed the New York Association of New Americans (NYANA) with a ten-year lease on the fourth floor of 726 Broadway. NYANA needed to expand and panned to sublet their floor in 1995. Diana showed the vacant floor to NYU medical and dental divisions, which would be permitted to operate in this building if they created an HMO for students and the local community. Diana convinced the various departments to pursue the deal for two 35,000 RSF because the property's infrastructure was ideal; in 2007 the University purchased the property outright. Diana represented the owners of 320 West 31st St., a 147,000 square foot four story building in the renewal of a ten year net lease with one primary tenant, Technical Career Institute, during the depressed market of 2002. In 2006 Diana was nominated by the Real Estate Board of New York for "The Most Ingenious Deal of the Year" for selling ten 13,339RSF commercial condo floors at 36 West 44th Street for Phillips International to Gem Stone Dealers that included Color Masters, KGK (Precious Trade), Fine Emeralds and Paramount Gems. In 2008, Diana represented both the seller and buyer in the sale of 64 West 48th Street, a 130,000 square foot office tower across from Rock Center to Muss Development on behalf of Western Management. In 2010, she negotiated a 32,000 square foot twenty year lease renewal and expansion for CAP21, a not-for-profit Musical Theatre Conservatory at 18 West 18th Street. Diana also completed a 24,000 RSF lease expansion and renewal in 31 West 27th Street for the legendary Stella Adler Studios. Recently Diana represented exclusively Joester Loria Group, a brand licensing agency in their move to 8,500 square feet 30 Irving Place and P.C. Tech, an English Language School, in their move to 6,500 square feet at 80 Maiden Lane.
