Lucia has been active in the Industrial and Commercial real estate industry since 1997. She started with The Doran Jason Group of Miami, focusing her career mainly in land development. From then on her areas of expertise have expanded to include Seller/Landlord and Buyer/Tenant Representation, Consulting, Development and Project Analysis, etc. in the Commercial, Industrial, Office, Retail and Investment markets. In 2001, she founded Power House Realty, Inc. Although a boutique shop, the Brokerage Firm became a major player in the Industrial, Commercial, Retail and Office markets, mainly in Doral, Airport West and Medley.

Transaction History

Miami International Parkway This is a 52-Acre Mixed Use Industrial Park located at NW 87th Avenue and NW 25th Street – Doral, FL. Lucia was involved in the parcel platting process; the coordination of the preparation of the lots for sale (e.g. zoning, fill, utilities to the site, etc.); the conveyance of the roads and utilities to Miami-Dade County, etc. During the late 1990’s and early 2000’s, Lucia was involved in Land Sales to Samsung Electronics, La Quinta Hotels and Suites, Candlewood Hotels and Keys Granite, among others. Also, Lucia negotiated the Ground Lease and later on the sale of the Gas Station site on the NW Corner of 87th Avenue and 25th Street. For the past years, Lucia has been the Exclusive Listing Agent for the Shopping Centers within the Park (Westend @ 87th and Westend @ 25th) comprised of approximately 100,000 SF total. Westend @ 25th was sold as a Retail Condominium, a first within the City of Doral. Westend @ 87th is for Lease. Both projects enjoy an excellent Tenant Mix: Mercantile Bank, Dunkin Donuts, Quiznos, Alf Golf, Randstadt Staffing Solutions, Cora Health, etc. Doral Business Park This is an Industrial Condominium comprised of approximately 155,000 SF (30 Units of 5,153 +/- SF each). Lucia was involved in all the stages of this project, from design to disposition, in the capacity of Consultant /Market Analyst first; and later on as Exclusive Selling Agent. She has represented several Owners in the resale or Leasing of their Condominium Units. Palmetto West Park This is a three phase project comprised of Industrial Condominium Warehouses and a Four (4) Story Office Building. The entire project is comprised of approximately 400,000 SF. Lucia was involved, as a consultant, in all the states of this project, from Design to Disposition. As the Exclusive Listing Agent, Lucia sold 43 warehouse Units (close to 300,000 SF). Currently, Lucia is the Exclusive Listing Agent for Lease or Sale of the Units within the Office Building (Palmetto West Park Phase III – 7791 NW 46th Street – Doral, FL 33166). Also, she has and is currently representing several Owners in the resale or Leasing of their Condominium Units.
