Scope of Service Experience
Thomas M. Boulware, VI, CCIM began his commercial real estate career in 1997 with NAI Batten & Moore, headquartered in Charleston, South Carolina. Thomas initially focused his efforts on general brokerage. He was able to build a solid foundation of core real estate principals through a mentorship by two industry veterans, Dan Batten and Charlie Moore. In 2002, he received the coveted CCIM designation. In 2003, Thomas began working with Realticorp Commercial Investment Fund, focusing on land sales and land entitlement. Thomas helped launch Vanguard Development Group in 2005 as the Vice President of Brokerage Services, concentrating on general brokerage, land sales, land entitlement and retail site selection. In 2010, Thomas, along with longtime partners, David Grubbs and Dexter Rumsey, opened the NAI Avant office in Charleston. In August 2017, Thomas partnered with Dexter and long-time colleague, David Ingle, to purchase and re-brand the company as NAI Charleston. David Grubbs re-joined the venture as a partner.

Thomas has lived in Charleston since 1988, where he attended The College of Charleston and earned a Bachelor’s Degree in Business Administration. He has maintained his focus on general brokerage, land sales, land entitlement, retail site selection and investment sales. During Thomas’s accomplished and lengthy career, he has faced a myriad of situations that have required his keen understanding of real estate fundamentals and ability to creatively solve complex transactional issues. These attributes along with his strong work ethic and reputation for integrity have contributed to his success.

Transaction History
Thomas has brokered $140,000,000 in land transactions since 2005. He has been involved in several significant transactions throughout his career; one being, the representation of the landlord in a 36,000 SF multi-tenant retail redevelopment in Downtown Charleston with space leased to Mod Pizza, Carolina Ale House, Chipotle, Panera Bread and Walgreens.
